The Department of Planning and Environment has given the green light to the Blackwattle Bay State Significant Precinct rezoning. This rezoning provides a planning framework to completely revitalise the 10.4ha precinct, which includes the existing Sydney Fish Market site. The new planning controls will enable development of:

What's next for the precinct?
The rezoning allows for Blackwattle Bay’s potential to become a reality. Urban renewal is complex and will take some time.
The Design Code developed throughout the planning process sets out parameters for future development, including design excellence processes to ensure high quality architecture and design is delivered across the precinct; strategies to ensure the precinct is net-zero by 2041; and recognition and celebration of First Nations culture across the precinct’s ongoing development.
The Sydney Fish Market is expected to move into the new purpose-built facility at the end of 2024, allowing the Government-owned land to be developed soon after.
Design is underway for the new 1.1ha Bank Street Park following community consultation earlier this year. We look forward to consulting in 2023 on the concept design options.
